Job Description

JOB SUMMARY:

  • The incumbent is responsible for overseeing all operational aspects of the mall, including facility management, mechanical, electrical, civil and structure, safety and security, housekeeping, parking, and building maintenance. This role requires strategic leadership to guide the operations team in maintaining high standards of service, operational efficiency, and tenant satisfaction.


KEY RESPONSIBILITIES:

  • Operational Strategy and Planning: Support the development and implementation of the mall’s operational and business plans, providing insight and recommendations to achieve short- and long-term goals.

  • Compliance and Vendor Management: Ensure all agreements with suppliers and business partners are in compliance with standards and regulations. Monitor supplier performance and maintain effective partnerships.

  • Leadership and Team Management: Lead, supervise, and mentor the operations staff, fostering a collaborative and high-performing team culture.

  • Tenant and Stakeholder Engagement: Maintain open lines of communication with tenants, addressing their needs and concerns promptly to support a positive tenant experience.

  • Facility Inspections and Maintenance Oversight: Conduct regular inspections of the property’s interior and exterior. Identify and address any maintenance issues to ensure a safe, attractive, and functional environment.

  • Policy Enforcement: Implement and enforce the mall’s Operating Procedures and Cleanliness Standards, ensuring that all operational processes align with mall policies.

  • Complaint Management and Resolution: Manage tenant complaints efficiently, applying rules consistently and escalating issues to senior management as needed for resolution.

  • Talent Development: Oversee the recruitment, training, and development of the operations team. Drive a succession plan to ensure long-term staff preparedness.

  • Mechanical & Electrical (M&E) Oversight:

o Ensure compliance of M&E works with statutory, local, and health/safety regulations.

o Oversee M&E consultants and contractors to meet technical specifications and best practices.

o Manage the contract administration for M&E projects, from tendering to execution, within set timelines.

  • Budget Management and Reporting: Prepare monthly forecasts and monitor operational expenses. Ensure that all costs are within the allocated department budget and align with the capital and project plans.

Required Knowledge, Skills, and Abilities

QUALIFICATIONS:

  • Bachelor’s Degree or Professional Degree in Mechanical or Electrical Engineering, Facilities Management, or a related field.

  • At least 5 years of relevant operational experience, including 2+ years in a leadership role.

  • Proven leadership skills with a strategic mindset and strong problem-solving abilities.

  • Excellent interpersonal and communication skills, with a customer-centric approach.

  • Solid knowledge of current engineering, safety standards, and statutory requirements.
